Where is JM Homes based?
JM Homes is based in Northern Brisbane, servicing the North side of Brisbane into the Moreton Bay Region.

 

What is the process for getting my home renovated?
The process is large and can look daunting but we have created an easy to follow breakdown showing the process that works for most home renovations.

Do I need to source my own plans?
Yes, but we can help point you the right direction! JM Homes does not have an in-house designer, we can however recommend some designers or draftsperson to you that we have worked with, each with differing levels of inclusions to suit your budget.

 

Do I need to organise insurance or council approval?
You do need to discuss with your current home insurer the works you are proposing but we are fully insured for the works we are contracted to carry out. With certification (better known to the most homeowners as council approval), you can engage your own Private Certifier or we can recommend one we work closely with.

 

Can I live in my house while it is being renovated?
In the majority of circumstances, due to the scale/size of the project we specialise in, the answer is no. This is mainly due to safety concerns and requirements to you and your family.

How much does it cost to have my house extended?

This can vary greatly depending on the size of your proposed house extension, inclusions, access and level of finish.

 

How much does it cost to raise a house and build under in Brisbane?
This can vary greatly depending on the size of your house, if you require a straight up raise or a slide to change the home’s position on the block, and level of inclusions and finish. In our experience the majority of house raise and build under vary in cost between $450k-$1.3m with $500-700k being the median cost in 2023.

 

How long does the renovation process take?
This can vary greatly depending on the size of your renovation and the level of access, inclusions and finishes.

 

Who supervises during construction?
A senior member of the JM Homes Team will supervise to ensure your job is completed to the highest standards and meets the Local as well as National Construction Codes.

 

Do I have to find my own sub-trades?
No, we have a team of trusted trades we work closely with.

 

Does your work come with a warranty?
Yes. There is a 12 months minor/non-structural defects period with a 6 year and 6 month Structural Warranty (Terms and conditions apply).
