How A House Renovation Refreshed this Queensland Home
The Brief
Lisa and Paul have the perfect location for their home, nestled in the mountains in Cedar Creek, Queensland. But their home was no longer functioning for them as they needed, it felt outdated and cramped for them to comfortably live in.
They were looking for a way to renovate and modernise their rural home to better suit their needs and make the most of their spectacular valley and mountain views.
We recommended redesigning the floor plan for extra space and doing a major renovation to breathe new life into their rural home.
Project Timeline
This project took 6 months and 3 weeks to complete, with site works commencing in September 2020 and finishing in February 2021. It cost between $300,000 – $400,000.
Potential challenges for rural clients can include navigating town planning requirements and restrictions, certification, zoned amenity of the land, bushfire attack level rating (BAL Rating) requirement, and Koala Habitat Priority to name a few.
We faced challenges and delays due to wet weather. Initially, the soft ground was a concern for vehicle access, however our clients resolved this issue through resurfacing their driveway. This helped to ensure our trade and delivery vehicles could get in and out safely.
Another challenge we faced was the shortage of materials, caused by the current construction boom. We overcame this through maintaining relationships with suppliers and being organised, ordering ahead where able we were able to minimise the delays.
As part of this project, we had to demolish and remove internal brick walls, and add external brickwork where required that matched the existing look. We also had to move the kitchen, which required our team to cut into the existing concrete slab to remove and re-lay plumbing services.
For the exterior of the home, we faced challenges in getting electrical wires to locations requiring the wiring to be recessed into the brickwork ensuring their integrity was maintained. Plastering was also impacted as different techniques were required to ensure a flat and straight finish.
Project Outcomes
Everything interior was refreshed or redesigned, completely updating the home.
The internal floor plan was redesigned. The team removed and rebuilt interior walls to create a new open kitchen, dining and living space. The main bedroom was moved, the bathroom was redesigned, and walls were removed to create a functional dual office space. We also installed new large windows and doors in the living areas to make the most of the view overlooking the pool, outdoor living areas and the stunning natural landscape.
Outdoors, a new covered deck was built including the glass balustrading that continues along the pool for those seamless views. Sandstone block retaining walls and stairs were installed giving the clients functional space and access. We added concrete and tiling to existing veranda areas, and also built a new four-bay shed. We also relocated and screened the water tanks to minimise their visual impact.
